This tool allows you to deduce a price per square meter faithful to the market and applies it to your property's surface area. To do this, the online estimator uses all the sales recorded in the area of your property and weights them according to the criteria of your apartment or house.

A PRICE PER SQUARE METER WHICH VARIES ACCORDING TO THE DISTRICTS OF PARIS

The location of your property and the neighborhood in which it is located are fundamental criteria to be taken into account to make a first estimate of the price per square meter. For example, neighborhoods situated in the capital center are generally those with the highest prices per square meter. In particular, the Left Bank, in the popular districts of the 6th arrondissement (Saint-Germain-des-Prés, Odéon, Notre Dame des Champs), and the 7th arrondissement (Invalides, Saint-Thomas-d'Aquin, Gros Caillou).

There are quite significant price disparities within the same district. Thus, in the 3rd arrondissement, a district like the Marais is less affordable than République. This phenomenon can also be seen in the 9th (between Martyrs, Pigalle, Opéra, and Clichy) and 10th districts (between Faubourg Poissonnière, boulevard Saint-Martin, boulevard Saint-Denis...).

The west of Paris is the historic bourgeois districts, sought after by families looking for spacious Haussmann-style apartments and listed schools, close to Paris's exits for weekend trips to the countryside. The 16th arrondissement is one of Paris's largest districts, with reasonably significant price disparities between districts such as Victor-Hugo, the Trocadero, Passy-la Muette, and the Village d'Auteuil. The 17th is also very diverse, with "bobos" districts such as the Batignolles, with a very different atmosphere from Monceau, the Ternes, or the Plaine Monceau.

The 18th arrondissement, to the north, is a world of its own, with the gentrified neighborhoods of Haut Montmartre and Les Abbesses rubbing shoulders with neighborhoods that have remained more popular and affordable, such as the Ordener neighborhood, Square Clignancourt, or La Chapelle.

The success of Haussmann-style apartments

The type of construction also impacts the price of an apartment in Paris. Indeed, Haussmann-style buildings are particularly sought-after for their exterior features (dressed stone facade decorated with moldings and cornices) and their interior features (high molded ceilings, fireplaces, parquet flooring, presence of an elevator). They constitute the Parisian charm and character so much sought-after by foreign buyers.

The old Paris of the center is also significantly sought after for its historic character.

Generally speaking, the material used, the year of construction, the number of floors (which influences noise and brightness) are all criteria to be considered.

The importance of interior finishes and exterior presence

Rare in Paris, the presence of outdoor space, preferably without vis-à-vis (a balcony, a terrace, or a garden), allows you to enormously enhance the value of your home, especially from the confines of the Covid-19. Similarly, high-quality materials, sound insulation, sunlight, and parking are often requested by the buyers. They are even likely to trigger a sale. All these criteria influence the price per square meter of your property.

Sight and the absence of neighbors are real assets

Finally, an exceptional view without opposing and/or overlooking a remarkable monument or historic location is hugely sought after. They make your property a rare (and expensive) object whose real estate estimation must be carried out with a lot of expertise.
