Are you tenants, landlords? In this context of health crisis, our teams remain mobilized to accompany you and answer your questions about the consequences of the coronavirus.
DO I STILL HAVE TO PAY MY RENT OR CAN I GET A DISCOUNT?
With regard to the payment of rents, the Government has announced assistance for self-employed persons and small businesses that are no longer able to carry out their activities, proposing the deferral of their rents over the months of confinement, only in the context of a lease for commercial premises.
This measure aims to protect small structures, and can under no circumstances be applied to leases for residential use (main residence, secondary residence, but also company housing as a company residence), which are not eligible.
The rent must therefore be maintained despite the difficulties encountered, which, it should be remembered, affect both tenants and landlords, whose rent can sometimes be their only income, a retirement, and who most of the time have to repay loans.
NB : Please note for information that, at this stage, the measures concerning commercial premises give rights to a deferral and not to a total abolition of the rent over the period concerned.
I AM CURRENTLY EXPERIENCING A WATER LEAK IN MY APARTMENT, IS A PLUMBER ABLE TO INTERVENE?
Of course, it is essential to get as close as possible to our management department. As our teams are currently working remotely, we are perfectly available to respond to this type of request. As contractors are authorized to operate, respecting the safety conditions imposed, we will know who to contact to help you solve this problem.
I FILED MY NOTICE BEFORE THE LOCKDOWN, WHAT ARE THE TERMS?
If you have given your notice before the confinement, and you wish to leave your accommodation as agreed, you are of course entitled, and will no longer be bound by your rent on the agreed date. The inventory of fixtures of exit being difficult to realize in this period, our teams are at your disposal to carry out a handing-over of keys without contact to be defined together (mailbox, guard...).
If you wish to file your notice in the coming weeks, the same terms and conditions apply. Please be aware that the authorities concerned allow us more flexibility in this period of confinement on the terms and conditions for receiving notice. We therefore accept the receipt of your mail by electronic means (electronic registered mail available via certain sites and/or simple mail coupled with a letter that can be received later).
I SIGNED A LEASE DURING THE PERIOD BEFORE THE CONFINEMENT AND I WON'T BE ABLE TO GET THE KEYS AS AGREED, WHAT'S GOING ON?
Within the framework of a pre-confinement signature, you remain of course the future tenant of the chosen apartment. On the other hand, as long as a handing-over of keys followed by an inventory of fixtures and fittings has not been carried out, the lease does not take effect, and you are therefore not obliged to start paying your rent.
It should also be noted that removals are not strictly forbidden at present, but that you must carry out them alone, or accompanied only by people from your household. No outside help is tolerated.
I OWN AN APARTMENT THAT I WANT TO RENT, WHAT SHOULD I DO?
The rental process can be started before we officially take over our business, and we can of course already discuss your project. Let's take advantage of this time to think about your options (type of lease, target clientele, tax optimization...), and be ready to start the next step as soon as the containment is lifted. You can now send us an e-mail to location@junot.fr.
